Improve Curb Appeal

The first thing a buyer sees is a home's external appearance. Try to make certain that the exterior has a fresh coat of paint, and that the bushes and lawn are well manicured. In real estate, appearances mean a lot. Make sure your home is ready to lure in onlookers with these tips:

  • Power wash siding and walkways
  • Hang easy-to-read house numbers
  • Plant blooming flowers and fresh greenery
  • Mow lawn, and reseed or add fresh sod as needed
  • Wash front windows
  • Repaint or stain the porch floor as needed

 Welcome Visitors
Welcome visitors at the front door with a clean doormat, potted plants in bloom and -- if you have a porch -- one or two pieces of neat porch furniture. Keep your front lights or porch lights on in the evenings, in case potential buyers drive by. Illuminating the front walk with solar lights is a nice extra touch, especially if your realtor will be showing the house in the evening hours.

Get Your House Sparkling Clean
Get your floors shining, and your windows gleaming clean.  Clean your counters and scrub the grout, every surface should sparkle. This is the easiest and cheapest way to help your home be presentable. You may want to hire pros to do some of the really tough stuff, especially if you have a large house. Don't skimp -- this step is key!

Clear Away All Clutter
All clutter must go, end of story. It's not easy, and it may even require utilizing offsite storage (or a nice relative's garage) temporarily, but it is well worth the trouble. Clean and clear surfaces, floors, cupboards and closets equal more space in the eyes of potential buyers, so get rid of anything unnecessary or unsightly.

Give Your Floors A Great Look
Make sure you give your floors a good cleaning,  give all floors a thorough cleaning (and steam clean carpets), but consider having wood floors refinished if they are in poor shape. If you don't want to invest in refinishing floors, the strategic placement of area rugs can go a long way.

Use The Spare Rooms Wisely
If you have been using a spare bedroom as a storage or dumping ground for odd pieces of furniture and boxes of junk, it's time to clean up your act. Each room should have a clearly defined purpose, so think about what potential buyers might like to see here. An office? A guest room? Another kids' room? Whether you buy inexpensive furnishings, rent them, or borrow some from friends, making a real room out of a junk room will have a big payoff. 

Beware of Pet Odors
This is a very important one! If you have pets( cats, dogs, etc), get all rugs steam cleaned and be extra attentive about vacuuming and washing surfaces. You might want to keep any pet toys and doggie bones hidden when tours are scheduled. Nobody wants to be tripping over them or thinking about pet odors.

Clean or Replace Light Bulbs
If you cannot replace the light bulbs, clean them with a small rag.  If you can, replace the light bulbs.  Make sure that darker rooms have higher wattage bulbs to brighten them up. It’s good for presentation and they’re very affordable to replace. Remember: bright rooms = happy rooms.

Have All Windows Cleaned
Do the cleaning inside and out. It involves extra work, but It gives better lighting and view to the outside. A bottle of window cleaner and a roll of paper towels can do wonders!

Open Blinds or Curtains
This is great for letting the light in. It also gives buyers an idea on how they can set the mood of the room with your blinds. If your windows don’t have blinds or curtains, consider installing to add softness and dimension to the room – but keep them open!
